There are hardly any families today that spend an entire lifetime in the same house. Often singles pick smaller homes, and then they marry and acquire homes that are more suited to them. Children come in later with their demands. Also, job promotions and shifts in lifestyles help people move onto their dream homes and locations.

There are several things to keep in mind once you have decided to sell your home and move on. There is much careful planning you will have to do before a sale is assured.

The cardinal role is to dissociate yourself from the house. The longer you are emotionally attached to it, the more difficult it will become for you to part with it. You have to make yourself feel that the house, and not your home, is a product now. It has to be sold for what its worth. You have to be objective. Focus on the house you are going to get in the bargain of leaving this one. Make a picture of new people moving in and you moving in your new home. Think of that house of being all you ever wanted.

The next step is to find an agent. It is really the agent that can carry the deal through. Finding the right one is rather tricky as there are a lot of them in the market and honesty is not always there. They usually overplay their strengths and hide their weaknesses. You need to be a little insightful to understand whether he/she will be able to deliver what they are promising. Be clear on the terms of your dealings with them. Set the commission percentage with them initially itself. There should be no arguments after the sale is finalized.

There are agents and then there are realtors. These are licensed and registered professionals and follow certain codes of principles. Hiring them, you can be sure of ethical service. A good idea would be to ask around family and friends who have hired agents or realtors. They can give you reliable references.

The next thins to consider is how you are going to price your house. You can hire the services of a professional who can give you an estimate of the house. Avoid overestimating and therefore overpricing your house. Be realistic and understand its worth. Selling a house will become a very time consuming process of you are overpricing it. Also, your house will lose its appeal if it’s shown around too much and prospective buyers do not come back because of the price.

Another way of getting an estimate is asking around for similar houses and checking the amount they sold for. You can base your estimate roughly around the same amount. Also, see the duration for which they were on the market. Most people and agents lose interest in a house if it’s been in the market for over three weeks. So evaluate your home carefully.

Ultimately, settle for the best price if nothing is coming along your way. It is better than having no sale at all.

One of the biggest decisions and landmarks of one’s life is buying a house. There is always a great amount of hard work and pains one goes through before one can afford their own home. And hence, you must be very careful that you get the best deal.

The essential thing to do at first is to set a budget. Keep a range as to how you are willing to spend. Do this according to your needs. Talk it through with your family or spouse as to what you really need and what you can do without. It is rare to get something exactly within your budget, so decide how much you are prepared to stretch.

The key factors you need to keep in mind are whether your other payments will suffer, the amount it will take away from your savings, etc.

An agent is the greatest tool you can get at this point. One of the ways to get a trustworthy agent is to get referrals from family and friends. They will be aware of their talents and flaws the best and can warn against them.

Despite the agent, do some background checks yourself. See if the builder is reliable and has not flouted any construction rules. See if you can get some information about their other projects and how he/she sold them. The mode of payment, the pricing, the facilities offered elsewhere, and the terms the seller and buyer agreed upon need to be checked. These will help you draft your own demands and agreement. Another very important factor is to understand the final price correctly. Sometimes, the quoted price is excluding certain things. Get the final quote and see what all it includes.

Along the same lines, verify the documentation with a dependable advocate. There is much fine print and it is impossible to read and understand every nuance. You may be able to add and deduct clauses that you require and those that you do not.

You need to build a rapport with the seller. This will help you understand the kind of property he is likely to possess. Often, due to ineffective communication, there are holes in the dealing. Try and strike up a positive interaction that will aid you in the deal.

Don’t forget that property is all about location. If you desire a particular location, it will come at a price. Do not try and hunt property that will be cheap as well as located at the right place. You will have to compromise somewhere. Also, take into account the commuting time and cost that will come out of living in that area.

Finally, never make a choice in a hurry or because you got carried away by the ‘look’ of the house. Make some inquires into its history and be sure that you are getting a worthwhile deal.

Real Estate is the term given to land and all the different improvements that can be done upon a property. There also a set of laws that govern these changes and improvements called real estate laws. Now properties can be understood in two ways: personal and public. Private property is usually considered as real estate that can be sold and bought freely, under the laws that are prescribed.

Real estate does not just refer to a land per se, but also the fixtures on it and that means any structure that is built on it and the facilities in the structure. This is pretty constant for laws in all the countries. The specifics, however, may differ.

As more and more personal property is being held by individuals, the market for real estate has been developed immensely. There is much selling and buying all the time. This is referred to as commercial real estate.

Personal property can be further divided into different kinds.
1)	Apartments: it is a single unit in a building that houses several such units.
2)	Multi family houses: this one is level higher than apartments. There are different houses in the same building and each house belongs to a different family.
3)	Townhouses: these kinds of houses are connected together by way of sharing the same wall. They either have a single unit or several. They are also called terraced houses.
4)	Condominium: this is a building of apartments or a complex that is owned by a single individual.
5)	Cooperative: it is a housing that is held by many people and maintained by them as well.

The boom in real estate has given rise to several kinds of businesses related to property. There is much scope for the one who wants to step into this industry. This information is also very useful if you are planning to buy or sell a house.
1)	Appraisal: this getting an assessment of the property by professionals.
2)	Brokerages: when a party requires selling their house, they may hire the services of a broker who may act as a go-between prospective clients and the seller.
3)	Development: if you want to sell your property after making some changes to it, you may want to develop it to make it viable.
4)	Property Management: this service involves another person or organization handling the property for the owner.
5)	Real estate marketing: this refers to the sales end of the business of real estate.
6)	Real estate investment: this is the side of real estate that involves managing investment.
7)	Relocation services: this kind of services help clients relocate and move, whether it is within the same country or abroad.
Corporate real estate: this field engages managing the property of a corporation as the main objective of the business.

Real estate has many facets and it’s a very lucrative business and also functions as a boon for those dealing with their personal property.

While obtaining your property may be a very simple exercise, it is more likely to be protracted and to involve considerable negotiations. As part of that process you may need to contact a variety of people with an official interest in what you are doing. Various pieces of legislation and official bodies may have to be consulted to ensure that you will be able to use the property for your business. Other activities will also require the approval of these groups. Building an extension to your current property and, in some cases, internal building or restructuring work may require approval.

Planning controls have become a highly emotive issue in the last few years. However, the problems they pose can normally be overcome if certain general principles are followed. Two very useful publications prepared by the Department of the Environment are available free from all local planning departments. The first, ‘Planning Permission — A Guide for Industry’, gives a detailed account of how to obtain planning permission, and the second, ‘The Small Firm and the Planners’, answers questions specifically relevant to small businesses.

It is quite possible to submit a planning application without hiring a specialist adviser. The local authority planners are there to help and in many cases some guidance from them will be all that is needed to secure a successful application. If, however, you feel nervous of the form-filling and bureaucracy you can ask your solicitor to deal with them. If you are required to submit a number of scale drawings and plans of the property you may need an architect or surveyor to prepare them. Only in really complex cases will it be worth hiring a planning consultant. Names and addresses of consultants can be obtained from Yellow Pages or from the Royal Town Planning Institute, 26 Portland Place, London WIN 4BE. Equally rarely, legal advice may be needed and there are legal practices which specialize in planning law. In all cases, shop around as there is considerable variation in the fees charged. In the overwhelming majority of cases you will not need a battery of experts. Like many tasks which are unfamiliar, gaining planning permission may appear daunting at first sight but generally speaking, it is relatively straightforward.

There were times when you would have to travel to find the real estate agents. The real estate agents were to be accessed physically or on the phone. There was no other way. Finding the real estate agents was simply a hard work. You would have to drive around, read the labels and know who is offering what and where. This caused a lot of problem. The people were just not happy with it and then came a solution. The web provided a perfect solution for it. The real estate joined the online world and the real estate agents were setting up their websites. These made it possible to search the real estate agents, talk to them in real time and negotiate things online. This also enabled us to instantly search for the real estate agents online.
Again, finding the properties which would meet your needs was a time consuming task. You would have to spend hours in the office of your real estate agent going through the MLS or Multiple Listing Services. It was difficult to identify the potential big property without having to go through all the listings. So it always wasted too much of time. But the things have changed these days. You can now search through all the property listings easily using the internet. Various real estate agents have provided clever search engine software on their websites which will help you to find the desired property instantly. There are many variables which you can change according to your need.

Another major advantage that the internet has provided to the real estate world is the ease of viewing the property. Anyone can see almost any property for searching online according to the location. The search engine will display results according to the search and then you can see the pictures of the property of your choice. This saves a lot of time. You can decide instantly about the property and then can go and visit the short listed properties.

When you have searched for the property and have located the right property online, you can look for the agent. The property is either sold by the agent or is sold directly by the owner. In most of the cases you will see an agent assigned to the property to make the things easy. The agents or the brokers are the professional people doing this business full time. They will know more about the presence of the active properties else where and will be able to provide you the right advice. They will also be able to save your time and you will not be dealing with the unprofessional people. You will not have to worry about the legal work and every thing will be taken care of.
